Voorschoten allows for the rental of homes to tourists. Would you like to rent out your home—or part of it—to tourists? For example, through Airbnb? If so, you must meet a number of Requirements . On this page, you’ll find more information about tourist rentals.

To maintain a good balance between residential use, recreation, and quality of life, a number of rules apply. On this page, you can read the most important Requirements regarding the rental of a home to tourists.

Would you like to rent out your living space to tourists?

Do you rent out a home or part of a home to tourists for a fee? If so, there are rules regarding registration, reporting the rental, tourist tax, and preventing disturbances.

These rules apply to residential properties in the municipality of Voorschoten. Vacation homes are not covered by this regulation.

Request a Registration Number

You need a registration number for all types of tourist rentals. You are required to include this registration number in every advertisement or listing for your accommodation—for example, on websites such as Airbnb, Booking.com, or your own website—as well as when you advertise the property in a classified ad or on a business card.

You can apply for a registration number free of charge via the websitewww.toeristischeverhuur.nl.

After submitting your application, you will receive your registration number immediately by email.

Report tourist rentals in advance

All tourist rentals must be reported in advance via the websitewww.toeristischeverhuur.nl. This serves as your overnight guest registry.

Submit the notification before the rental begins. A single notification may cover multiple consecutive nights.

Tourist Tax

Are your guests staying in Voorschoten for a fee? If so, you are required to pay a tourist tax.

Options for Tourist Rentals

Bed and Breakfast (B&B) or lodging

Will you be present in the home while your guests are staying there? If so, this constitutes tourist room rental (bed and breakfast or lodging).

The following terms and conditions apply: Requirements:

  • No more than 40% of the living space may be rented to guests
  • A maximum of 4 guests at a time within the built-up area
  • A maximum of 8 guests at a time outside built-up areas

Rental of an Entire Home

Do you rent out your entire home, and are you not present at the property while your guests are staying there? If so, this is considered a vacation rental.

The following terms and conditions apply: Requirements:

  • A stay lasts for a maximum of 14 consecutive nights
  • The property may be rented out to tourists for a maximum of 91 nights per calendar year
  • Every rental must be reported in advance via toeristischeverhuur.nl
  • Advertisements must always include the registration number

Prevent Nuisance

As a landlord, you are responsible for your guests’ behaviour . Health Ensure that guests and visitors do not disturb the neighborhood.

For example:

  • Noise Pollution
  • Trash on the street
  • Parking Problems
  • Disturbances in Public Spaces

Safety and Permits

You are responsible for ensuring your guests have a safe stay. Your accommodation must comply with applicable fire safety regulations and the Building and Living Environment Decree (Bbl).

For example:

  • Properly functioning smoke detectors
  • Any carbon monoxide detectors
  • Sufficient flight options
