WOZ value
Every year, the Gouwe-Rijnland Tax Cooperation (abbreviation: BSGR) determines the value of your home, commercial property, or land. This value is called the WOZ value. WOZ stands for “Waardering Onroerende Zaken” (Real Estate Valuation).
The WOZ value is used, among other things, to calculate property tax (abbreviation: OZB). It therefore affects how much tax you have to pay.

File an objection
Do you think the WOZ value has been assessed incorrectly? If so, you can easily file an objection with the BSGR yourself, free of charge. Filing an objection to the WOZ value is easier than you think. You know your home or property best and can clearly explain why you believe the WOZ value is too high or too low.
No cure, no pay
There are commercial WOZ agencies that offer to file an objection on your behalf. They use arguments such as, “Is your WOZ value too high? We’ll file an objection for you for free!” to encourage you to hire them at no cost (no cure, no pay) to submit an objection. If the appeal is (partially) granted, these agencies receive a reimbursement for legal costs. This reimbursement is paid for with taxpayer money. As a resident, you therefore also contribute to these costs through your municipal taxes. We therefore recommend that you do not hire a WOZ agency, also known as a “no-cure-no-pay” agency.
File an Appeal Yourself for Free
You can file an objection yourself for free via MijnBSGR or contact the BSGR for clarification. If it turns out that a mistake was made in determining the WOZ value, the BSGR will correct it for you. It is important that the WOZ value is determined correctly.
